Terence Guess at Atlantic Bay Mortgage Group
Call him at (215) 280-2294 or Email Terence today.

About Terence:

Terence Guess is just like you in many ways. Like you, he has purchased a house, is honest and upfront, and gets the job done. A long-time resident of Charlotte, he makes the process of buying a house seamless for families from all walks of life.

Terence is a deeply compassionate man who genuinely cares about people. Combining professionalism, 15 years of finance/mortgage experience and a desire to serve, he has the innate ability to connect with each individual. He says, “I get to know my customers by reviewing their credit application face to face and understanding what they are trying to accomplish via this transaction. I enjoy talking with them and communicating. I want to understand what they want to accomplish and their comfortability level.” He sets clear expectations early in the process and educates his clients.

Terence says, “I send clients articles about the housing market and current news affairs. Often when you read headlines, that’s exactly what it is—a headline. Get into the meat of the article and read specifically what they are talking about. I tell my clients what the articles mean and why the market is trending the way it is. I never want anyone feel like they’re in the dark when they to get to a closing table because they didn’t understand something that was transpiring. More importantly, I want them to feel that they did understand the process, felt like they were part of it, and that they made the decisions.”

Clients describe Terence as a member of the family, someone who genuinely cares, is always available, easy to talk to and a person who makes the process seamless. He says, “My job is to serve and to bring you all the facts and allow you to make the decision based on your comfortability level.

Terence recently coordinated a lunch for the Charlotte Men’s Shelter and organized Atlantic Bay volunteers to serve the lunch. He regularly volunteers at the shelter to serve lunch and help with resume writing. He says, “I care about my community. I care about our youth. It’s important to me that we show our community through our positive contributions.”

Step 2: Get Pre-Qualified.

In order to narrow your home search, we need to find out exactly how much home you can afford. Speak to a lender to get a pre-qualification or "conditional approval" letter prior to searching for homes.

MICHELLE'S TIP: If we find a home you love and it's a multiple offer situation, a pre-qualification letter can increase your chances that the seller will select your offer, and it can help your offer stand out from others.

Step 3: Select A Real Estate Agent You TRUST.

This is a no-brainer...Select MICHELLE PORTER, of course! Click Here to Meet Michelle.

Step 4: Apply For A Loan.

It's a good idea to go ahead and start the loan process PRIOR to looking at houses.

You'll need to provide some information and documents to your lender. Click Here to See a Mortgage Application Checklist.

Step 5: Find A House & Get It Under Contract.

Talk to your lender about "locking" in your rate. You'll also want to go over these Mortgage Do's & Don'ts, helpful guidelines to follow when purchasing a home.

Step 6: Get Your Homeowners Insurance Finalized.

MICHELLE'S TIP: Contact the same carrier that you use for your auto insurance, because sometimes you can get a better rate with home and auto insurance "bundled" together.

Step 7: Your Loan Is "Clear to Close".

The lender receives the final loan approval, and a preliminary closing/settlement statement is created for your review. We will review the Closing Disclosure ("CD") with you, and you'll find out how much money you'll need to bring to closing, if any.

MICHELLE'S TIP: If you need to bring money to closing, it must be in the form of "certified funds", made out to the closing attorney. The attorney will transfer the funds to the seller.

Step 8: Closing Happens!

Closing usually happens at a real estate attorney's office that YOU will select (Click Here to See Our Recommendations). At closing, you will sign a lot of mortgage loan documents. Then, the attorney will confirm loan funding and will disperse the money to various parties, including the seller. You'll leave with the keys to your new home!

MICHELLE'S TIP: Don't forget that you will need to bring a valid driver's license with you to closing!
